Mike Margolis brings his nationally recognized legal practice in the area of transactional law to head the Firm's business law, commercial real estate and finance, taxation and estate planning practice. He has focused his entire career on providing comprehensive legal services to entrepreneurial, middle market and growth-oriented businesses and medical practices. These services include areas such as mergers and acquisitions, commercial real estate development, sales and acquisitions, financing and leasing, asset based commercial lending, private equity investment, closely held business tax and succession planning and general business counsel matters.
Mike has represented Bob's Discount Furniture, one of the nation's top furniture retailers with sales in excess of $1.0 billion annually since 1997 in its retail and warehousing real estate matters, as well as its financing and private equity transactions. He also serves as its outside general counsel, handling a variety of company legal matters. 2016 has been highlighted by completing a variety of significant transactions for Bob's as the company continues to grow throughout the United States. Significant transactions include the development and leasing of two new regional distribution centers located in Carteret, New Jersey and San Bernardino, California, the bulk acquisition of retail leases from Midwest retailer, HHGregg Appliances and the acquisition of a former Sports Authority lease for premises located in Chicago through the federal bankruptcy auction process. Mike also negotiated and closed an additional 12 new and/or relocated retail stores in markets including Greater New York, Greater Chicago, Los Angeles County, Greater St. Louis and Greater Indianapolis. Finally, Mike has served as lead counsel in connection with the land use development, construction, acquisition, leasing and financing of Bob's planned 103,000 square foot National Headquarters scheduled to open in October of 2017 in Manchester, Connecticut. This high profile project includes the re-development of Bob's Flagship retail store located on a contiguous property. Through Mike's leading efforts, the project has obtained a $20.7 million Financial Assistance Package from the State of Connecticut consisting of a Training Grant, Forgivable Loan, Sales Tax Exemption and State Income Tax Credit, and in addition, a real property tax abatement from the Town of Manchester averaging 85% over a 7 year period.
Mike's multi-state reputation is also evidenced by past representation of private investment groups in the acquisition and financing of national branded hotels, such as Crowne Plaza, Four Points by Sheraton, and other private equity transactions within and outside of the State of Connecticut. In addition, he has closed over 1,000 U.S. Small Business Administration 7(a) guaranteed loans nationwide for numerous national and regional SBA authorized non-bank and bank lenders, including Business Lenders for whom Mike served as lead counsel for its founders from its inception and eventually served as its National Lending Counsel closing and overseeing loan transactions throughout the United States. Mike also serves as Connecticut local counsel for many national companies doing business in Connecticut concentrating on financing transactions and sale-leaseback transactions.
In connection with his entrepreneur business practice, Mike currently represents Norcom Mortgage & Insurance, a leading regional residential mortgage lender and Brownstone Adventure & Discovery Park, one of Connecticut's most popular tourist attractions. Mike is actively assisting with the continued the development of Brownstone's subsidiary project, Powder Ridge Ski Area, located in Middlefield, Connecticut. Other past business deals of note include the sale of a local railroad, financing of several NASCAR race car venues, the sale of a multi-national co-generation company, and the syndication of many local popular restaurants, including Jim Calhoun's "Coach's Sports Bar & Grille."
